The Neighborhood
Our property is located in a very nice upscale
neighborhood with friendly neighbors and homes that are not all jammed up together like many in
the Shores. In fact, our front yard is 232 feet wide measured side to side. Ours is the only property
on Barcelona Ave with such a huge front yard and the lot measures 13,721 square feet according to the Lee County Property Appraiser's Office.

While most outdoor roofing projects are supported by 4x4 posts, this roof uses pressure-treated 6x6 supports encased in 36 inches of high strength concrete making it ultra strong.

The Trailer
The 7-foot by 14'6" trailer can stay with the house
if desired. We paid $6,500 for it brand new in 2004 and used it only once to transport all our personal belongings from Orcas Island, WA to Fort Myers.
Now we use it to store all of our garden tools, big
boxes, air compressor, ice chests, chemicals, and much more. This allows the new owner to use the big shed in the back for more useful things like a home office, an art studio, motorcycles, and just about anything else because it is air conditioned
and lots more.
The Goodman 3.5 Ton Air Conditioner
The Goodman Air Conditioner is about nine years
old and it has always been dependable. We have it inspected and given maintenance periodically to ensure its good operation. The following photos
were taken during the last home inspection and routine maintenance 4/4/2024 and we have agreed
to a thorough air quality improvement procedure costing $2,850.00 as detailed below in the following photos. From the outside, and any big wind, the door opens

In addition to the guaranteed water supply from
Lee County Utilities which we use exclusively, this house also has its own functioning well. It's pump and rusty holding tank shown below isn't used even though it has been before. We keep it just as an emergency backup water supply. You can buy one at Harbor Freight.
Secondary Electricity Supply
You'll have plenty of power when you need it
This house has a portable generator for times when the electrical system is down, usually because of a repair being made or a rain storm. It has been used for only three hours since we bought it. We keep it in the shed with the power cord for convenience.
Below are the locations of the two exterior generator outlets and their associated inside wall outlets. With these two devices, you'll never have any extension cords covering your inside floors to trip on.

Emergency Hurricane Shutters
Don't buy a house without solid hurricane protection. This house has hurricane shutters for every door and window. Most are steel but we have used the clear polycarbonate hurricane shutters for one window on each side of the house so you can see everything that goes on outside all around the house during a rain storm or, hopefully not, a hurricane.
Luckily, in the many years that we have lived here, we have never taken a direct hit by any hurricane, but we believe in being prepared -- and we are well prepared!

The Multi-Purpose Shed
The shed is 24 feet long by 11 feet wide and it is
264 square feet. We bought the basic shed shell and went to work turning it into what you'll see below. It's insulated on every wall and ceiling and has a new air conditioner that we bought in 2023.
Our shed floor frame, which is the same type as the one shown below, has the structural supports that are spaced only 12 inches apart and not the standard shed 24 inches which greatly increases its load bearing strength. You could park a sports car inside with no trouble at all.
After all of the many upgrades that we made, and including the electrical and separate panel, the sheet rock walls, the custom work benches, the electric outlets, the vinyl flooring, the concrete entrance slab, the exterior and interior lights, the extra structural footings, the new paint, and wall to ceiling high quality insulation, the total cost
was about $18,000.00 for the shed. On 4.2.2024
we added the two flower boxes on each side of
the concrete entrance walkway. The buyer of this home will get to plant all the flowers they like.
We did not want all of the equipment, tools, misc. clothing and 35 years of personal belongings to clutter up the house so we bought the shed and hired a custom carpenter and electrician to make the place highly functional with great storage .

The New Family Room
The photos below show the remodeled garage which
has been converted into a completely livable space and is no longer used as a garage. This addition is the reason we had the carport added.
The two custom built pantries will give you ample space to store all you food items, canned goods, boxed items, medical supplies, and everything else that would usually take up the needed space in your kitchen. It was all custom built and even after all these years we have never seen a bug anywhere in this converted garage space unless we left the back door open. We are bug free!
With the ceiling vent heat and air conditioning, the ceiling lights and fan, the professionally installed carpet, the tightly secured garage door, the window shades and curtains, this room is a 100% livable space and any appraisal should state it as such.
We have left the garage door tracks in place just in case a buyer might like to have a functional garage door for some reason. Our neighbor across the street, Corey, converted his garage to a livable space and he would be happy to discuss it.
The Health Rider Soft Track Treadmill can stay at no additional cost because it is a high quality treadmill and as such it is very heavy and would require two
very strong men to move. But, it will be your choice,
you can keep it or we will have it moved out.
You Can Buy A Fun And Useful Garage Door Screen
The following photo shows a combo rigid and screen garage door. This is the reason we left the garage door in place because many Floridians enjoy pulling the screen door down on nice days creating a very large indoor/outdoor screen room for family get togethers and also keeping the bugs out. A garage door screen is an excellent addition to our nicely remodeled garage. Below you can see the rigid garage door rolled up on the tracks. There are many sizes and styles that can be purchased at either the Home Depot or Lowes.
The refrigerator can be easily moved out to the shed making this converted garage into a nicely heated, air conditioned, carpeted, solid concrete walls for sound proofing and creating a great fourth bedroom or any other multi-purpose family room.
The top-quality washer and dryer combo and sink
The insulation used to cover the garage door: We secured the door tight so even in a high wind it won't rattle so this room can certainly be used as a fourth bedroom or an office.
The exterior garage door is shown below with the steel hurricane panels in place. They have been painted with the same color paint we used on the house. The four windows also have steel hurricane covers but we have left them off so we can see the outside while we are exercising on the tread mill.
The 16' x 29' 464 Square Feet Carport
The survey, the building permit, the 36-inch thick concrete sides, all the steel, the side high powered light with an inside the house switch, and the labor cost was about $8,000. When Hurricane Ian blasted through this area, the carport withstood it perfectly.
The 16' x 29' 464 Square Feet Carport is made of high strength tubular steel set in 3,500 psi 36" deep concrete and it is very strong and wind resistant.
Super Bright Carport Flood Light
This extremely bright carport flood light turns on in the bedroom near the guest bathroom and lights up the entire area inside and all around the carport. The little box on the wall under the window has two convenient electric outlets for your favorite extension cords.
